Flat fee realty companies provide what is called a “limited service”, which can take many forms depending on the listing agreement. Typically, the flat fee company will put your home on the MLS (see below, what is the MLS?) for a flat rate of around $400. After that the agent provides very limited or no other service for their client. This leaves the seller essentially on their own from the start of negotiations to the closing of escrow.
Madison Pro Realty is a flat fee realty company (limited service) that does not charge any fees to list your home on the MLS. All we ask is for you to us 90 days to help sell your property. We will also be there for you from the time you list your home. Just let us know how we can help.
Some flat fee companies charge a very low rate to list your home on the MLS. Since they charge such a low rate they essentially step out of the picture and will reluctantly answer your phone call. So be careful which company you choose because you just might be left alone. Of course not all companies are the same; Madison Pro Realty will always answer your call and be willing to step in at anytime.
The MLS is an acronym for the Multiple Listing Service. This private service is used by the real estate brokers to help sell a home or find a home for a buyer. The Internet has now made the information contained on the MLS available to anyone wishing to find it. Currently, there are over 200 searchable web sites that buyers can use to view homes for sale in any area in the United States. Check it out for yourself at our Search the MLS page.
A buyer rebate is exactly what is sounds like. When an agent offers a buyer rebate they are offering the buyer part of their commission they have earned when escrow closes. Typically, an agent will earn 3% of the sale price as their commission and then give a portion of it to the buyer, via escrow, when the sale closes. The buyer can also direct escrow to use the rebate for other purposes, such as down payment or payment of closing costs, etc. Some rebates can have favorable tax treatment. Usually sellers are on their own trying to figure out their legal responsibilities to the buyer and filing out legal contracts. For this reason, many FSBOs end up hiring real estate attorneys to help them figure everything out, which can be a very costly. We can step in and help you close your sale for a low flat rate of 1%.
